I mainly work on ES. Since the current trading style I am investigating is scalping like (over 100 contract round turns a day), I am looking into leasing or buying a CME IOM division seat to save on exchange fees.
If you plot out CME IOM seat sale price since year 2000, it looks like the following (most recent sale @ $55,000):
My question is: why IOM seat price kept decreasing like this... I can understand the peak and crash in 2007-2008; I can understand that low price continues until end of 2014 - volatility was way too low. However, there was big volatility starting from 2015 til today, but why traders are still not that interested in a seat? Is HFT market makers so powerful that few non-HFT players ever scalp today? Or is recent volatility too wild to tame? Or is it related to CME closing future pits? Any other thoughts?
I ask because if the reason is temporary and seat price will increase again, this may be a good time to invest in a seat instead of leasing. Leasing today is cheap ($300/month) but price will go up if seat price goes up in the future ($1k to 2k/month was once normal price). However, if the seat price keeps dropping, one should opt for leasing.
So, this is not unlike making a decision about housing: to own or to rent, that's the question.

Gut intuition heart soul intellect all of which I listen intently too tells me it's just the "market" yet again. Many forces at work boiled down into what you are seeing... A beautiful thing... Man I love this stuff so simple yet so immensely complex in the same breath....IMHO one can offer this or that reasoning which might sound convincing as to supply and demand fundamentals but proving it might be near impossible and not really all that helpful. If it fits your business go for it. Test it out for a year.

I have no idea, why the seats going down, maybe less serious traders ?
Shoot thought I got a seal on a IDEM seat, now could have got for lower, soon just the application for CME will be more than a IDEM seat !!
